Modular-Not a Type of Home

Modular- not a type of home

Many of our customers ask us what the difference is between a modular home and the existing homes that they visited with their realtor. The answer is nothing.

Modular is not a type of home, it is a type of construction. Planes, cruise ships, and furniture are all built using modular construction because it often makes sense to build away from the item’s final destination, and build in separate pieces and then combine them for a final product.

A good way to think about this is that It does not matter if you bake, fry, or grill your chicken, it is still chicken. And the same is true of your new home, whether it is an existing home or it is yet to be built through modular or traditional construction. The only thing you need to make sure of is that your new home is built to residential code, and is not a mobile home. Once you know for sure that you are comparing residential code built homes, you can choose from the benefits of the home or type of construction as you wish.

Here are some basic differences between conventional, site built, construction, and modular, off site, construction.

Conventional “Site Built” Construction Modular “Off Site” Construction
More builders are used to this method Your builder will be highly trained by the factory that builds the home, and the home will be quality controlled and inspected by multiple sources, not just a local building inspector.
Can be done on most building sites Your home stays out of the elements during construction, which protects you from wet materials and possible mold, damage, and theft.
With enough time and money, there are very few design restrictions. Customization is available, and with varying amounts of on-site finish, anything is possible.
With enough time and money, any home dream can be built. Homes below a certain price range, around $750,000 can often be built at a cost and time savings when compared to site building.
You can use any product from anywhere to put in the home, unfortunately this does not lead to price breaks on your products. The pre-planning required to “order” your home from the production facility creates much less frustration during the building process because all of the decisions are already made
You can watch your home as it is built You can visit your home during production and then see it again once it is set on your site.
